There is lots of discussion with regard to what is happening in our local Real Estate Market. Especially this time of year, people are asking how this year compares to last year in our Gananoque Residential Home Sales Market.

It seems everyone has an opinion on what is going on and not all opinions are based on fact!

Let me provide you with the Facts -

Listings for March 2011:  17 Homes
Listings
for March 2012:  11 Homes 

Listings Year to date 2011:   60 Homes
Listings
Year to date 2012:  33 Homes 

Sales in March 2011: 11 homes
Sales
in March 2012: 3 homes

Sales Year to date 2011: 18 homes
Sales
Year to date 2012: 10 homes

Average Sales Price YTD 2011:   $210,934
Average Sales Price
YTD 2012:   $201,533

So now you know!

This is how the real estate market in the Town of Gananoque 2012 compares to 2011. 

So we have far fewer properties for sale this year but we do have Buyers looking.  Our Average Sales Price has dropped a bit so all Sellers need to be aware of this and make sure their Asking Price is realistic for the market.

As you can see, we have a very low inventory at the moment so if you are considering selling your home, now is the time to get it listed and on the market. 

We have many first time buyers taking advantage of the low interest rates and therefore, we have more sales in those attractively priced homes which means the Sellers of these homes are looking to move up!  We need homes for these upward Buyers so lets get together and talk about what your home is now worth!
